Hi,
We have accepted an offer on my late father's property.
We are struggling to contact the freeholder with regards to the unpaid ground rent. I have sent two letters for him to provide evidence of any debts outstanding (I know that something is owed but I'm unsure of how much) but I have had no response.
Can I send him another letter after giving him reasonable time to provide this evidence and say that we will not be paying any money if he fails to respond? He will hold up the closing of the estate if he does not reply.
The length of time between the 1st and 2nd letter was 30 days and I have now given another 14 days for him to reply. all of the letters have been sent recorded delivery and signed for by the freeholder.

I assume you are the executor. Have you published the statutory notices in the London Gazette and a local newspaper? I f not you must do this to protect yourself against any claim. Your solicitor should be able to advise you further.Hi,

Yes, I am the executor and also the beneficiary.
I have placed adverts in both the gazzette and local paper.
I have not used a solicitor up until this point so I will contact one to have a chat.0
