  • Oh don't get me started on the previous owners. The house was such a tip when they left i cried! (holes in walls, muck trod through carpets etc)

    This is the picture. I've put spaces in between. Like i said i have no idea about any of this. I'm so confused.

    That switch needs to be off, it’s a electrical backup.

    The switch is for electrical back up, so turn it off and use your boiler to heat the water instead, which will hopefully be cheaper.
    It sounds like the thermostat on the electrical back up heater is turned up too high, that's why it's scalding. Next time an electrician (or maybe a handyman) visits, get them to check it
    Mess with the boiler to set the ideal water temperature, but it will probably take a day for the water in the tank to cool!!

    I did; it was a relevant question for someone who has moved into/bought a new house for the first time. However, given the OP's reply maybe it is expecting a bit much.

    You could have a full flow and return system instead of legs? F&R gets hot straight away, as the hot water is constantly being pumped around the system meaning instantaneous hot water.
