Kitchen /diner extension single storey. Approx 10m x 4m.
Cost quoted is £85k. This will includes plans, planning, survey, building regs, electrics, fittings, plumbing etc. Does not include cost of the kitchen. Prob another £15k.
In Manchester area.

At £2k pmsq all in it looks to be on the upper end of the scale I would expect.Thinking critically since 1996....0 -
Certainly on the upper end, but it depends on your specification!
But you don't have a specification yet because they're doing the planning for you, I presume.Everything that is supposed to be in heaven is already here on earth.

Yes it’s ground. We have a skeleton plan which we are 95% happy with. I’m not sure if other builders would give an accurate cost without a architect plan.....0
