Mortgage declined on new(ish) build due to timber cladding??!

    The block is traditional build (pre-cast concrete planks supported by blockwork walls with external brickwork/blockwork cavity construction) and fully compliant with Building Regulations 2006 and NHBC Standards.

    I would regard this as standard construction.

    The timber rain screen (Thermowood) is both BBA certified and compliant with both Building Regulations 2006 and NHBC Standards.

    As the building is under 18m it is not required to adhere to standards relating to limited combustibility.

    So not 'reinforced concrete frame construction' then. :think: Perhaps they need a new surveyor?

    I wouldn't say the timber cladding is a significant issue, but it might just cause some jitters in valuation terms.

    Exactly!! Surveyor needs their head checking and/or RICS certification revoked.

    They are not basing their decision on whether someone would survive a fire by jumping in a pond but whether the building would burn to the ground, because of the cladding.

    Whether the building burns down or not is not their problem. That's one for the freeholder's buildings insurance.

    this morning clydesdale finally came back and declined the mortgage due to the Timber cladding. Broker is putting in an application with Leeds building society today who have indicated that decorative timber cladding isnt an issue. fingers crossed no more hiccups.
