Less of an argument this one, more intrigue...

Just wondered if anyone had viewed and then made an offer on a property BEFORE having accepted one on theirs, or before even being on the market?

    Yes of course, many people have.
    Somewhat pointless, though no doubt some buyers might even accept.

    Yes, we made an offer on the house we are buying before ours was even on the market. Their EA said they would note our interest, but would not accept our offer and remove the property from the market until our own property was under offer, which it was within 7 days luckily.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

  • That regardless of position and whether your own property is for sale, people make offers. It's seems this is common practice, thanks all.

    fine, but you didn't ask was such an offer accepted? Mine wasn't, because i was not deemed to be proceedable
  • We had some one make an offer on our last house when they were not on the market, my response was that is was a nice offer and once they are ready to proceed just let us know. Its 2 years since I sold that house and I hear they are still going around making offers without putting their house on the market. dreamers, the pair of them.

    Yes.

    Our offer on this place was accepted in January.
    We put our old place on the market in March.
    Both completed in May.

    It very much depends on the relative markets - this house (Welsh borders) had been on the market for two years, because it's very much a buyer's market), while our old place (prime M25) was sold within weeks, because it was very much a seller's market. It definitely helped that there was no chain either way.
