Title Deed - More than one Property on it Ok? or a bit fat Neh?

Hello

A person in our chain is selling a leashold maisonette eg number 1 Joe Bloggs House in Green Road. A search of the land registry shows the following form of words
"as the title belongs to more than one property. The number in brackets will show you which other properties share this title."

So number 3 and 5 share the same title deed with number 1. Is this a problem? Obviously all the maisonettes have different owners. I cannot seem to find if this is a problem or something completely normal.
Any guidance would be much appreciated as I am getting a bit worried

    I'd have expected one owner for each Title - so if a Title included 2 maisonettes then same owner for both.

    Are these leasehold or freehold? Might the freehold Title involve 2 maisonnettes on a single Title, with separate Titles and owners for each leasehold Title?

    But to answer the question, The Land Registry has 2 different forms for transferring ownership (ie for when you buy):

    * TR1 (Transfer of Whole) is used where the entire Title is being sold (ie both maisonettes on the Title)

    * TP1 ( Tranfer of Part) is where the Title is being split ( ie you are buying just one of the 2 maisonettes on the Title).

    Perfectly normal, though a bit of extra work for the conveyancer to create a new Title and Plan.

    Thanks for the reply. Apologies, I forget that what's obvious to me isn't clear to everyone here (trust me, this is at the end of a very long and stressful process)
    The maisonettes are all lived in by different families (who purchased the maisonettes at different times under a leasehold). The person buying my house is the one who lives in number 1 and now wants to sell to a first time buyer, so they can move into my house.

    So really, it seems there isn't a problem. I've never sold or purchased a leasehold property so completely forgot how the title deed would be effected. Your explanation makes it really clear.
    Really then, there is no problem it just means they fill in a TP1 rather than like me, filling in a TR1. Phew

    Feel a bit silly now ha ha. Thanks so much

    ...I did a quick look on the land registry website and saw all the properties on there but no "leasehold title" option to view
    These statements seem to contradict each other. What makes you think

    a) the maisonettes are owed by each family under leases. and

    b) 2 maisonettes are registered on the same Title?

    please check and describe the Titles you are talking about.

    Land registry online are showing that the 3 maisonettes are connected by the same Title Deed (which I now understand means the freehold owner part)
    Land registry online doesn't give you an option to view or purchase who owns the leasehold on each singular maisonette.

    Thanks for your help. I understand that it isn't an issue, one less thing to deal with.

    Are you sure? LR online should also be showing the leasehold titles as well as the freeholds.

    Try experimenting with the address. Or just enter the postcode and see what you get (but sometimes it will reject it saying there are too many results).

    But it's possible that the leaseholds are unregistered, if the current owners have owned them for a long time.

    Are you purchasing the lease from the freeholder? If so there may not be a leasehold record for it at this may be the first lease that has been granted for that specific property.


    If you are taking an assignment of the lease (i.e. buying it from another leaseholder), then depending on when they aquired it, there may not have been a need to register it.


    The same could be true with neighbours, they could either be living there as tenants of the freeholder rather than leaseholders (as such there would be no leasehold title), or there haven't been any actions carried out which would trigger registration.
