    To clarify, there is no issue with any of the lodgers. It's me wondering whether to give the discount, just trying to be a good landlord.

    I wanted to avoid any issues where one lodger wanted to get a cleaner and another didn't, also i think rotas etc can lead to arguments etc.

    I have given me lodgers locks on their doors as i felt they would feel more comfortable as they wouldn't initially know the other tenants. My offering cleaning gets around the issue of maintaining access to the room.

    I'd keep it to £50 per month fixed because
    1. that's the most manageable way to do it.. what if they were away for 1 week? 1 night? out on a day trip? didn't use the kitchen that day..

    2. Contract says £50 per month, no mention of this relating to actual days they use the premises

    3. Payment is for general cleaning, including mess they make as well as dust etc which gathers without them being there that day. Note you should still clean the absent lodger's room for dust etc.

    When my children reached a certain age I only went in their room to leave clean clothes in it. Cleaning their room was down to them.

    I'm just shocked that adults living at home with their parents may have more privacy than a lodger paying rent.

    You have to remember this was the deal they voluntarily signed up to. Whilst you may have an issue with it, they didn't. Horses for courses. Not everyone wants to clean their own room.

    Dust happens regardless of them being there or not. You should still charge them.

    If £50 includes toilet paper then that is fairly cheap I used to pay nearer £60 for a cleaner every fortnight for a one bedroom flat.

    wow, if you can afford that for somebody to change your toilet roll, then you have too much money, do you have somebody come in to wipe your butt as well?

    To clarify I meant to say monthly it was nearer £60 for the cleaner to come and clean every other week the whole flat not change the toilet paper.

    Hi I'm a new live in landlord and now have 3 rooms i rent out to lodgers. - How much?

    I charge each a £50 a month cleaning fee that covers the whole house plus cleaning materials, toilet paper etc. - Each? To clean your own house?

    One lodger has stated they are away for half of next month. Should they get a discount on the cleaning fee?- They shouldn't be paying it at all!

    On the one hand i get they are not there making mess but on the other hand i think it could turn into a nightmare with each lodger saying they've not been there random one or two days etc each month so they shouldn't have to pay. Would be a struggle to keep track of so keeping it as a fixed amount is appealing.

    Also i will still be cleaning communal areas when they are not there.

    What would you do?



    I'd report you to HMRC....
