Would an EA want their commission?

This is the scenario:

You have seen a property advertised privately on houseladder. Have not contacted the owner as you havn't sold yet.

you accept an offer on your property and have a look on RM to see what's about. The said property is for sale with an agent and you have a look at the details. You are also registered with agents website and log on to look at the full details.... With me so far?

You then look at houseladder and see the property is still on with them.

The question is, if you were to contact the owner via houseladder and then buy the property, would the EA you are registered with want commission from the vendor?

any thoughts?

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

  • The Estate agents would only claim commission if they actually "introduced" you to that house. If you haven't had any viewing with them, it's nothing to do with them.
    As for the sellers of their house, they would have set out their percentages out acording to if it was a sole agent or a multi.

    It gives you a little more leverage when making an offer if you know the vendor will not be paying EA commission.

    i.e if the EA commission was £10K, you could get another £5K off the price and teh vendor would still be £5K better off.

    10k....bloody ehll what is it? A castle? lol

    I think you will find that the vendor has listed it with Houseladder to save themselves money, not to pass the saving onto a potential purchaser.

    Either way, it doesn't affect you, try the lower offer with the vendor direct, if they end up selling to you then if at a later date the EA pursues them for their fee it's their problem and not yours

    Not necessarily true, if the agents have them tied into a Sole Selling Rights agreement then commission will be due if a buyer is introduced by anyone.....including the vendor.

    My original thought. However, the fact that you had an account with the agent and logged on to the website to get the details of the property, could be classed as an introduction?

    I am sure that there are databases that log your activity if you have an account.

    The EA could class this an an introduction, it all depends how efficient they are and what kind of agreement the Vendor has signed
