common wall with neighbour

Hello,

We live in a midterrace Georgian house (so quite narrow, only 3.5m wide). As most of them it got an extension (5m long and about 2.3m wide) at rear in 50's-60's, which in our case consists of kitchen and bathroom at the end. So there is about 1.2m wide potential extension or so called infill as our neighbours have the same extension and our extension would fill a gap between two extensions.

As we have been advised by the architect we will need to build a wall of our own (30cm wide) or we can use neighbour's wall as ours as well (which is important for us to have as much space as possible), which they don't mind (great!). But we are not sure how to document it (Party Wall Act seems to be talking about boundaries but not common walls) and whether it is a good idea at all. Obviously the main purpose for us to keep costs minimal and get as much space as possible.

Please advise and share your experience. Thank you.

    It is absolutely the Party Wall Act. Not sure what you're reading up on but the correct name for a 'common wall' is in fact a Party Wall.

    You need a party wall surveyor.
