Earlsheaton WF12 - Area Queries

Good afternoon everyone,

We have spotted a lovely house in Earlsheaton, Dewsbury that we have put in an offer for and that has been accepted. It is a lovely 4 bed semi in a new(ish) build cul-de-sac.

I am unable to find any real true or helpful advice regarding the area. I have checked crime rates and they aren't much different to Morley, Leeds where we currently are, there are maybe 4 more crimes within 1 mile of the new property.

Can anybody advise me on the area and if it really is as much of a "bad" area as it says all online? I know Dewsbury has a reputation and I would only be going to the town centre for fabric purchases!

The property is of equal distance to Ossett Town Centre and Dewsbury Town Centre and the cul-de-sac seems very quiet and the people living there seem to be similar to us.

Any advice would be great!

    Hello Hazel,

    Is your potential new house at the Heath Cottage end of Earlsheaton?

    If so, you might be alright but I would strongly advise visiting at different times on different days.

    My wifes friend lives down the Syke Lane area of Earlsheaton and she is always moaning about what a shlthole the place is.

    It is at Jilling Park where we are going to buy (WF12 8DF).

    The cul-de-sac is really quiet, it is a 5 min drive from Chickenley which I know is not the best area. The property is in a new build estate, the property we are looking to buy was bought as new in 2011.

    More seriously, I wonder what the OP would do if *everyone* said it was a complete sh!thole...? Seems a bit silly to ask for opinions after making an offer...especially now said offer has been accepted!

    Well I am 7 months pregnant and the house we did have lined up fell through as it was undervalued and the vendor would not accept the new valuation (and we don't have an extra £14k and a £19k deposit) so we need somewhere to move into soon as this all happened just as we are due to sign contracts on our property.

    We can't afford both a rent and a mortgage at the same time when my pay drops to maternity pay so we need something urgently and absolutely love the property and as I said the cul-de-sac it is in seems to be lovely and the people all decent people. The houses are not stupidly cheap but cheaper than Morley. The area is not to far from work for both of us and family.

    It could also be to do with the fact I worry a lot about area's. My Husband says that I worry too much.

    However saying that the property that fell through had a much higher crime rate than this one by around 100.

    We have also not signed for searches yet or getting our bank to do their valuation for the mortgage.

    It is also nice to have an idea of what to expect. People say Morley is a sh!thole but we've always found it absolutely fine and the only trouble we've had is the odd car break in.Our current property is also a 5min drive from a rough council estate.

    So my post is really to get an understanding of what the area is like so we know what to expect.

    I lived in Earlsheaton a few years ago and my bit of it (WF12 8BH, Chatsworth Terrace so v close to where you're looking at) was fine - didn't notice any real issues around the place back then. Yes it's close to Chickenley, which is the typical wretched hive of scum and villainy that everyone says it is (my doctor's was there so I had to visit occasionally). Overall, Earlsheaton seemed a decent area to me.
    And in comparison to Morley, where I have friends living, I'd say it seems roughly similar. I'd not be afraid of living in either of them again.

    Yes in Morley you get your scum up in the Ingles/Denshaws etc. and all of these are probably closer to us now than Chickneley is to our new place. Just an area we will know to avoid unless we have a need to venture into the underworld :rotfl:

    Bit late I know but just seen the thread.

    Live on the other side of town but know Earlsheaton well.

    Chickenley is a bit rough (really the bottom half).
    I expect the demographics of Earlsheaton to continue changing over coming decades.

    With it being Dewsbury it means prices are cheaper than surrounding areas.
    You should have few issues with the area but personally I would not be moving into the town.
    Still there are worse places.
