Just after some advice and peoples thoughts.
We have had our flat on the market for nearly 7 months now with the same EA. We accepted an offer very early on but this fell through as the buyers wanted to rent it out and this wasnt allowed by the management company. The EA knew this but didnt let the buyer know, so it fell through a week before exchange.
The same EA has found us a buyer but they have a place to sell and this has been going on for several months, my wife is pregnant and we need the extra room asap.
We had another EA round and they feel we should take it off our origianl EA and completely re market it as people seeing it on rightmove etc would think its been on for 7 months now and hasnt sold so what is wrong with it.
They have also said that if the other buyer does sell her place then the original EA can have the business and the sale would still go through.
The original EA has now said they are going to try and re market it as well, take a new picture, increase the price very slightly (to match the val of the new EA)
I am unsure whether to keep it with both agents, or go with a new look and re market it with the new agents? It is going to be the same price whichever we do. Any thoughts/advice?

Did your EA stop marketing when this 'buyer who hasn't sold' made their offer? On whose instruction?
I'm a bit confused because you seem to infer that EA1 removed the flat from the market but yet EA2 suggests that people will wonder why the property has been on the market for 7 months?
If they removed it from the market, they shouldn't have. If they continued to market then it doesn't matter if you go with a new agent - people will know the flat and that it hasn't sold. It is silly of EA2 to suggest that people will think it's new to the market.
If they continued to market, then why on earth does EA 2 think they can get you more if it isn't selling? It would make sense for any agent to run with your original valuation as you won't be disappointed if they value it the same. I think they are just bolstering up your ego, I'm afraid. The market is really quiet - prices are not rising when there is not even anyone out viewing!
EA2 sounds absolutely full of it I'm afraid.
EA1 doesn't sound particularly bright either. Anyone else you can use? Everything that is supposed to be in heaven is already here on earth.

Hiya, I would give the old EA written notice (check the contract ) for notice time. Then have a new Ea around, new pics. taken. Only have one EA as having 2 can sound like you are desprate! hence buyer may offer low deal :eek:
