    Update - the existing registered title was first registered some years ago. The original deeds/documents had been lost/destroyed so we relied on the evidence submitted by the applicant.

    The applicant applied for the extent as now registered and did not include the land which JJM2022 refers to in this thread. It seems likely that was a mistake on their part at that time.

    If so then unfortunately the mistake was either the applicants who failed to include the additional land in their application and/or in the conveyancing. No mistake was made in the registration and at no point has anyone applied for or shown title to the extra and still unregistered land.

    JJM2022' solicitor had contact us to query the position and to ask for guidance as to what can be done. That had been supplied.

    When JJM2022 purchased the property I believe the issue of the extra land not being included in the title being sold/bought was not spotted and/or raised with the seller. Whether that was a mistake by the conveyancer or not I would not know.

  • My Land Registry plan shows that I'm the owner of that land, but for some reason the fence is situated closer to the house and does not include the land. I downloaded another plan which is the plan of the land opposite my garden. There's no other owner shown in between those two plots of land and there's nobody else in Land Registry. How can I get more information about that?

How can I get more information about that?
    Maybe there isn't any more information, and the problem is simply that the fence has been put in the wrong place?
