The Costs of Buying & Selling

Hi all

We are in the process of buying/selling and just wanted to sense check that I have captured all the potential costs we will incur in the sale/purchase/move. I'd be grateful if you please check my thinking and/or advise on anything I've overlooked/not clearly explained?

Estate Agents fees - 1%+VAT

HIP (Paid) - £382

Stamp Duty - 3% (< £500k)

Mortgage discharge with current lender - £50

Release of deeds from current lender - £40

Mortgage Arrangement fee inc. valuation etc - £995
(estimated)

Mortgage valuation - £500 (estimate)

Solicitors fees - £1100

Local Searches - £130

Land Registry - £420

Surveys - £700

Removal Fees - £500

Stress - £???;)

  • Seems to mostly all there, though, depending on how you pay utility bills now, you might want to make an allowance for settling bills at you old property (Might be expecting a gas bill in December, but have to pay it Novemebr when you move, for example).

    I always allow £1000 or so for things I have forgotten. It's there if you need it and a nice bonus if you don't!

    Good point - I guess its all those unexpected bills that leave the nasty taste - I've got a little bit of cash as a 'slush' fund too - probably end up using this for other things once we've moved in such as dripping taps and other bits that we didn't pick up on our viewings/survey

    Broadband connection at new house, postal redirection fees, 10% deposit on exchange. Can't think of anything else at mo.

    Did you actually get a quote for removal costs? Our costs to move a family of 5 from one 3 bed semi to another similar just 30 miles away cost £1200 + VAT. Mind you we do have rather a lot of books (15+ full size bookshelves) that bumped the price up a tad! ;)

    Likewise the cheapest EA we could get was 1.75%... we did have one for 1.25% but they couldn't sell the property so we ended up going to a dearer one and 1.75% was the lowest I could haggle them down to.

    Depending upon how 'kind' your seller is, you may have to buy enough lightbulbs for the whole house and toilet rolls for moving day! Also cleaning products/equipment for the house you are leaving... hopefully the house you are going to will be clean but you never know! :eek:

    A bottle of wine and a card left in your old house for your buyers is a nice touch too.

    We received one three years ago when we moved into our home.
    Now I am a BTLer, I always put a bottle of wine and a card in for any new tenants.
    It makes the relationship between tenant and landlord off to a good start.

    1%, I wish my estate agents had only taken 1%...

    Professional cleaner maybe, to get the house in top condition.

    Yes wew had a couple around the £500-£600 mark - local companies not the biggies.

    Also, we only have two bookcases !!!
