Without a Full fact find of your circumstances No one can tell you what is best.
Now 1.99% fix for 2 years is a good deal and finishes in June 2018
You are also with a Good?Big lender which will have retention deals for existing customers so you maybe able to book that 3 months before your fix ends

Do you know your LTV ?
Has the property gone up in value in the last 15 months ?

Do a proper number crunch based on the best deal you can get today.
Remember by switching early you overlap deals so have to take account of that overhang at the end as well.0 -
Thanks. Current LTV is 80%. Was 85%. I'm working on the assumption that the property hasn't really increased in value but it may have a few %.0
