Worried - Appointment with Mortgage Advisor this weekend

  • I had an equivalent chat with a nationwide mortgage advisor, although it was much easier for me as I had over 40% deposit. But be prepared to answer some tough questions. After all they want to know if they can borrow you a lot of money. My mortgage advisor ask me how would I cope if the rates went up to 7%, which would almost double my payment, I said provided I'm still at work, I'll be fine. They also ask, could you cope if you have a rate increase and another child comes along.

    To be fair, as you said in your previous post, they don't just take your word for these things - they look at affordability based in fact (i.e. salary, etc) :)

    Had the meeting and everything went well on Saturday, handed over all our documentn, then on Monday (11am) the Mortgage Advisor called back up asking for the Valuation Fee of £355.

    At this stage would Halifax take the valuation fee after a hard credit check or before?

    Was informed by Email today from the cabin (at housing site) the valuation guy was in and did what they needed to do

    Did Halifax do your hard check on file after or before the valuation?

    They'll do the hard check when the application goes in, the valuation is normally instructed when all other checks have been completed.

    Ok just so I’m correct on this, the application was at the start and the valuation was after?

    Hey mrs I'm in Scotland so we have home reports that take away the need for the valuation. My full application went in last Wednesday and we got an email a few hours later saying application was accepted and offer would come out after valuation... home report was sent and when I checked credit Experian the hard check worth 46 beautiful points lol was taken from my file on the 20th which was the Wednesday. So they must do the hard check before valuation and then another soft check before the offer as I have a total of 5 soft checks and 1 hard check since I applied in august. ... hope this helps xxx

  • I thought Halifax used all 3 CRA’s, maybe they only use Experian

    46 points, is that all, hardly anything really was it

    Just had the call and we’ve just had the offer from Halifax, massive sigh of relief :)

    The offer ends June 2018 and the builders move in date is planned for the 15th Feb

    To say we are happy is an understatement
