Landlord Duties

I moved in to a house that I am renting at the weekend.
Once we got all our stuff in I plugged the TV in to watch the rugby.
I put the aerial connection in to the wall but got no picture.
I went out side to look at the aerial and it is hanging of the chimney. I have phoned the letting agent who are my first port of contact with any issues and explained the situation to them. I got a reply of this is not something the landlord will deal with. I was always under the assumption that the TV Aerial is an outside fixture/fitting that the landlord is to deal with. I have re-read through the tennancy agreement and there is nothing in there regarding this problem. If anyone could let me know if there is anything I can do as I cant watch any TV at all at the moment and i missed 2 brilliant games of rugby due to this!!

    Regardless of whether the TV aerial is classed as a fixture/fitting, the LL/LA must deal with this as soon as possible as this is a safety hazard.

  • I said this to them this morning and I was told in reply 'it is down to the landlord as to wheather he wants to sort this out' I was told he will be round in a couple of weeks and he will look at it then. The letting agent said that they have notified him of the problem and any damage caused by it wont fall on us. But what if the bloody aerial does!!
    so the landlord should deal with this as soon as possible due to it being a hazard.

    There are two issues here. Don't get your hopes up.

    1. Yes, the LL should make the aerial safe. However, this can be achieved by simply removing it.

    2. Providing a working aerial. Does your tenancy agreement say that the LL will maintain the aerial? If not, then they are under no obligation to do so. Yes, they should maintain the essential services which are part of the fabric of the builidinig at the property eg gas, electric, water, but they are not liable for additional services you choose to have eg telephone line, aerial, cable etc unless these are specifically included in your tenancy agreement.

    The simplest solution to your problem is for you to go and buy a new aerial and fit it yourself (less than 50 pounds, but get permission in writing - if the LL refuses then they are an A**e and you should move out ASAP as they will only by more trouble in the future). Much faster than getting into a dispute with your LL over what is a fairly minor matter. For the record, I believe you would also probably lose the dispute!

    if it aint in your tenancy agreement that the landlord has to maintain it - then fix it yourself, or tell the agent that you will be moving out immediately the tenancy ends = sorry if this sounds blunt !

    This problem is easily solved.....get yerself down the pub when the rugby's on.:beer:

    Try an indoor aerial? £1 and a pound shop probably. Else £4-5 in most cheap shops.

    Do ya to try/until real one fixed.
  • If the Landlord isn't that bothered then I would look to move as soon as possible. He obviously couldn't care less so move to a landlord who isn't a complete muppet and deserves to make a pprofit from renting.....

    I'm sure if his own aerial wasn't working he'd get it sorted PDQ....

    Hey maybe there should be a national register on tw*t Landlords and Letting agents.

    NAME AND SHAME!!!! Force them to sell up to free some houses up for those of us that want to buy. It could be underwritten by a new law "dr_bobsa's law"
