11/01/21: Offers
accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!
03/06/21: Completion

Making an offer on viewing

Hi,
Just wondering is it normal / ok to make an offer at the time of viewing the property? I would think that on first viewing it would be a bit wired but what if that is second or third viewing? Is it ok to put an offer on the spot?

Most sellers will probably bite your cheque book in half at this point TBH.0

What's "normal" is irrelevant - are you comfortable in doing so? If so, do it.0

I don't think sellers will expect that, so they might feel a bit caught out.
I suspect that a likely response might be 'I need to think about it' or 'you need to make offers via the EA'.
TBH, I'd say it's quite an unusual thing to do, so if I were selling through an EA, I might wonder if you were playing some kind of game.
But other sellers might be up for a bit of instant 'face to face' negotiation. But watch out for really sharp sellers, who might be better at negotiation than you!0 -

I have offered at viewings several times over the years, it's no big deal. I even had one viewing where it was a family sale (probate type thing) and I was told what to offer as they really liked me and wanted me to have the house!
Just judge the situation at the time.0 -
I have only done it once, from several purchases, but the circumstances were unusual. A house sale had stalled for several months, agent was finding it difficult to explain to owner that current potential purchasers were really not going to be able to produce the required cash; she was elderly, set in her ways, and preferred the integrity of sticking with "her" buyers. I was, effectively gazumping them, albeit offering the same, just able to actually do it. I was a cash buyer, very keen to move, and knew (from the agent) she wanted to buy a particular property - and was about to lose it through delay!
Key here was I got on better with the selling agent than she did... and better with her than the agent did!
Would I do it out of the blue on a viewing? No, I don't think I would. I have said, at second/third viewing I'd be in touch with the agents and would probably put in an offer.
The normal procedure is to put an offer in through the agents; unless there was a very good reason to deviate from this, I'd stick to doing this.0 -
My current buyer did this at the end of their viewing, after spending almost an hour looking round and asking questions. They'd seen a number of other properties and loved mine, and with another viewing booked on mine for first thing the next morning they had decided to act quickly.
Had their offer been too low, I would have been upfront about that and referred them to my estate agent for them to negotiate on my behalf.
As it was, they offered us the full (reduced) asking price so I was happy to accept there and then - after all, it's my decision, not my EA's, and neither I or my EA could have really have asked for anything more. I did ask them to call my EA to confirm the offer, which they did immediately after leaving (even before driving away!).
If you love the property and seriously want to buy it, and you feel comfortable making an offer on the spot, then go for it.0
