Buyer wants built in bed removed after exchange...

  • Our house came with a load of fitted cupboards in one of the bedrooms that were hideous and we had no intention of using. It would never have occurred to me to make the sellers get rid of them though - it was clearly our responsibility, just the same as if you don't like the wallpaper etc. It doesn't cost any money* to rip the stuff out and take it to the tip yourself.

    (*except for paying to fix the hole in the wall that my partner managed to make in the process!)

    My thoughts exactly.

    I would expect the seller to thoroughly clean the property (although obviously this doesn't always happen) before completion but aside from that I would expect it to be largely sold as seen.

    Incredible!!! I'd like to buy your house but could you just renovate it first? :rotfl: The vendor must have been desperate to agree to this!

    The other possibility is the buyer offered over the odds, eg if the vendor had listed at 300k with the intention of selling at around 280k but the buyer then comes in with a 300k offer conditional on removing the wall.
  • I would have had no problems removing the bed, except for them leaving it so late (they didn't ask us to remove it, it's not something my wife would forget!), it's more the statement that we would be replacing the carpet if it is damaged!

    They bought the house as it was when they looked around it, offered on it and as it was at exchange, I don't see why I should spend my time and money renovating it for them?
  • As stated before legally you don't have to worry at all. If your wife didn't make this promise then morally you can rest easy too. It is just down to you if you want to help the buyer out. I always recommend staying on good terms with everyone in the process of selling include EA, Solicitors etc.

    If you do decide to do this request make sure you get some correspondence in writing such as an email of the request. Compromise on the carpets, does it say about their condition in the contract? If not again don't worry about it.

  • Tell them where to go. They're committed to buying the house now, so if they pull out, sue them.

    I say first time buyers have it easier, the seller has to pack and leave completion day by a certain time on top of ensuring everything goes smooth leading up to the point.

    Yes its a relief we've had time to clean their actual poo off all the toilet. Cleaning isn't the only thing we're having to do. I think someone mentioned I should be relieved cleaning is the only thing I have to do....its not. And its the level of cleaning I've minded- the kitchen sides are coming up black, the toilet was covered in poo. I mean...come on. I'm paying a fortune and spent years saving a fortune as its in the south east and they can't even clean the toilet before they leave. Well I don't think they did ever clean it..but still.

    Just kind of wanted to offer the people of this thread a different perspective. Have a little empathy with the buyers, you don't know what went on in their life that they forgot, and people do forget things, we're not perfect. Everyone seems to be painting these people as monsters because they asked for a built in bed to be removed? Yeh, how awful of them. Just saying you simply reply with your answer and move on,communicate with them about your child's bed situation and just say, sorry but can't. This is not an awful thing they're asking.

    The perspective you are missing is that no good deed goes unpunished.

    Because if they remove the bed, the buyers could then sue them for removing a fixed item that is part of the contract they are legally obliged to leave.

    I wouldn't though tell them to go fish, I'd just ignore. What would the comeback be after they moved in, "hey we are suing you for fulfilling the contract"

    Not painting them as monsters at all. I just think it's totally unreasonable. The sellers are buyers too and I'm sure they have their own things to worry about - twice as many as the buyer. Absolutely nothing to do with what has gone on in their lives. Totally irrelevant. You name me one person that's not gone through some sort of crap.


    What if they remove it and there's a section of carpet missing, or no paint on the wall? Even if the paint/carpet is present, it won't be as faded/worn as the rest and will obviously not match. It is totally unacceptable to make requests after exchange re alterations to the house.

  • My wife doesn't remember and nothing was written in the contract or mentioned again before exchange! Speaking to the solicitor on Monday but my gut feeling is that we could get into more trouble if we damage anything!

    Your wife probably needs to remember what was said. I suspect that buyers could argue a verbal contract was agreed

    The buyers are already committed to purchasing the house and have exchanged signed contracts. Tell us what they said after you declined that.
