House letting advice sought please

Hello,

I have concerns over a prospective tenancy proposed by my letting agent. Over the phone, the agent has said that 2 company directors wish to rent the property and occupy it a couple of days a week as they keep an eye on a new business they've bought some distance from where they're currently based.

The written confirmation I've received states that the tenancy agreement will be between myself and the company concerned, "allowing employees of that company to stay at the property".

This wording is too broad for my liking, and presumably makes it impractical for the letting agent to do CCJ checks and the like on the individuals who'll be staying in the property. I was wondering if any MSE forum users had experience of letting their property to a company and whether named individuals were specified in the tenancy agreement.

I've yet to speak to my letting agent since receiving the written confirmation, so to be armed with a little more knowledge would be helpful.

My own search on Companies House website shows that the company concerned is listed as one involved in bars, i.e. of the pub kind, and I feel that the letting agent has not been totally forthcoming about this.

    I let to the methodist church, who use my house to place lodgers from abroad so my tenants change every year or so. I haven't had any problems with the church, but then again they are a huge organisation with public responsibility & standing. Personally I would request to meet the directors & clarify exactly what they mean by "allowing employees of that company to stay at the property", definately find out more information. If you are not happy with the potential tenants, don't let to them, it's your call.

    Also make sure your insuarance company and if relevant the mortgage company are happy with this. Some are a bit fussy and only allow "named" tenants.
