Extension quote- is this reasonable?

Hi, we are looking at having our house extended. We have got the building regs through and are ready to go... We have had a few builders come to look at it and measure up etc. Nobody seem to want to reply with a quote, this has been going on for weeks and weeks and FINALLY today we have one quote through but is this a bit steep?
The build is a 3.9metres x 3metres. Single storey. The foundations need to be specially engineered and pinned to the original build due to the land. We are having one 5foot large window, 2 x velux windows and will be taking down part of an internal wall so will need a steel lintel about 7ft. We won't need a skip.
The quote we have been given is 24k BEFORE VAT so we are looking at around 30k.
We are in Cheshire.

Why is it expensive?
It seems a fair price, especially if you need a specialist solution on the foundations.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -

Sounds pretty reasonable to me, especially considering the engineering required.
Price isn't everything either. Makes sure it's comprehensive and that you get on with the person quoting!Everything that is supposed to be in heaven is already here on earth.

Our upcoming single storey extension is 6mx3m with 4m bifolds and two velux windows. Ours is 45k which was more than I anticipated (the prices banded about online about price per sqm seems well outdated).
Your price seems about right to me IMO- get a couple more quotes though just to be sure.0 -
Thanks. We are trying to get more quotes so that we can compare but at the moment, noone is getting back to us! They come and they measure up and discuss details and then we hear nothing. Is this standard?!0

I am with Doozergirl. You are getting around 12 metre square at £2000 +VAT per metre. This is a very reasonable figure, all the more so considering specialised foundations can cost serious money. This flags up a possible concern. Assuming you have done due diligence with the builder, get everything detailed, get a proper Specification, make sure you have a Full Plans Application ( I assume you have when you say you have regs?), and make sure you have all details of the foundations and ground floor. You do not want any nasty surprises, or extras catching you out. Also, you do not want to take on someone too cheap!0

We had a 3.6mx3m extension priced up on the back of the garage - it needed standard foundations but had a sloped roof. The basic building work came in at £15k+VAT without any of the internals, plastering, windows, door, plumbing, electrics or fancy foundations you need. In the end we converted the garage - twice the size for roughly the same cost.
Your price does not sound unreasonable although I would certainly get a couple more to compare.Thinking critically since 1996....0
