House Insurance and my problems

My problem first started December 29th 2006. The roof or I should say the parapet decided to leak!!! My son had to take down part of the ceiling which was in a dangerous state. Many calls were made to the insurance company whom I had been with for 5 years with no claims. Being New Year I was told to phone back January 4th 2007. At my wits end, as you can gather, weather very very bad. I eventually had ' A PERSON ' turn up that week. He was a waste of space!!! He told me that it was through 'LACK OF MAINTENANCE'. I told him that wasn't correct but he wouldn't accept my word. He then looked at the gable wall which was slated, and told me if any slate was to fall on a passer-by I would not be covered!!! Then looking at the front of the house he was quite convinced I might have subsidence. As you can imagine, I had had just about enough and was feeling very ill through stress. I also live alone so, very stressed out. It has taken me all this year to get everything done. I am retired and had to use a good part of my retirement savings. Just had the gable wall rendered and top part of the house new brick work put in plus new parapet. All this I had to pay for. It has cost me just over £10.000. I have only ever made 3 claims in 35 years.

The problem you described isn't covered by buildings insurance & would be classed as a maintenance issue. It isn't possible to get cover for leaking roofs, unless it was due to some sort of accident like a tree falling on it or something falling from the sky.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -

Just had another situation. Water pipe on ground floor started to leak. [Not my 06/07]. So, how do you define, ' Escape of water from fixed water'. Again not covered!!!! Also just to let you know, NO SUBSIDENCE to my house. Any advice please.

Escape of water from a fixed water pipe - you are covered for damage that the 'escaped' water has caused (ie flooring/plasterboard/spoiled floor covering), but not the cost of fixing the pipe.0
