That, plus the potential building regulations issues may cause you difficulties when you come to sell the property.0 -

Absolutely! The 'you' referred to the OP and I included the 'some circumstances' for the same reason
That said, in some parts of London there are large numbers of non-integral garages which have been converted into 'guest' bedrooms... very few with any kind of consents

Yes, I have a relative with one of those. Works for them. As they're builders, it's done to a surprisingly good standard and only a family member uses it.0
