when making an offer , is it really important to stress that you want the property to be taken off the market and no further viewings? or is it a given?

It is important you request it .... but if your offer is "subject to survey" then it might be tricky to convince the seller.
I did not take my house off the market when I sold it. I specifically stated that it was staying ON the market, but I would not be accepting any other offers, just allowing others to "queue quietly" if they wished. In case the buyer dropped out 2 months down the line, I didn't want to miss out on important marketing time.0 -
just my boyfriend got a call saying our first offer was rejected and then put in another saying accepted, but did not say anything further
Fingers crossed - we are cash buyers and they are emigrating so hope things run ok

Being a cash buyer certainly puts you in a good position. Make sure the estate agent knows this and take in your proof of funds first thing tomorrow, having arranged the survey for as soon as you can. Stress that you can be flexible with exchange and completion dates if that is the case.
This may well persuade the buyer to take it off the market.0 -
Boyfriend rang back and they said its defo been taken off market, so all is good. we've been told 6 weeks
got to arrange survey now
they are selling all furniture too so my boyfriend has to go round there to get full list of inventory - sound normal?0 -

If the vendor won't take it off the market then you can continue looking too it works both ways.:o
Also if you are a cash buyer why not buy at auction? Its all over so much quicker and the vendor can't change their mind:D

Hope it runs smoothly for you from here! Make sure the furniture is priced seperately, so you don't pay Stamp Duty on that amount (only minimal but why pay more!)Everything that is supposed to be in heaven is already here on earth.

we are paying asking price (although this had been reduced) with that included
originally it was £2k on top
