    Not sure if the validity / severity of the repair issues is relevant- I would *think* the protection from eviction doesn't apply if the repair issues are small and not requiring a mandatory repair by the LL.
    To benefit from the protection against retaliatory eviction, the appropriate process must be followed. this includes reporting to the LL in writing, giving the LL appropriate time; reporting the failure to repair to the council; getting a Improvement Notice served on the LL by the council.

    Obviously the council will not issue an
    Improvement Notice on the LL for a minor matter.

    All was arranged through an estate agency and yes, to answer your questions.
    however they don't manage the property and I have to deal with the landlord. Who ignores my e-mails.
    Some of the issues are important, like the back door not closing properly means cold air comes through the crack.
    Or the kitchen top being damaged at places, the particle board is visible basically, unless I protect and avoid the areas, it will get even more damaged.
    Most of the things are in the Inventory report.
    Anyway, I understand he might be annoyed. And hope it passes and decided to make the repairs that are needed soon. I have no intention of involving a third party.

    But my main concern was with his threat that he's ending the tenancy agreement next month.
    Which has been address in the replies received. And I am grateful for the reassurance received and for the personal situations that were shared.

    As advised above. You need to report issues properly, at the address provided by law.

    This will be important later if you seek help from the council, or take other action to enforce repairs (as well as if you wish to benefit from the protection from eviction provided by the new law).
