Dodgy Leaseholder and no mail delivery !!

My friend owns a ground floor flat in a small block in London.
The head lease was bought a few years ago as it was up for renewal.
The person/s who bought the lease did not pay the managing agents any money so they withdrew their services,since then my mate and all the other owners have not paid any service charges ,as nothing has been done,no cleaning of common parts,lighting in hallways not replaced,lift not being repaired ( though she doesnt use the lift ) and she has not received any invoices for this period ,
Now the intercom system has been removed from the front door so now there are no doorbells,so if u want to visit ,you have to call from outside and get the person to come and open the door ,this means that the postman who used to ring any doorbell to be let in to deliver the post cannot enter the buiding, and there is no main post box ,so the post is not being delivered ,what can be done about this ?? Is this illegal or something ???not being able to get your post I mean ??

    You cannot install a letterbox without the landlord's consent, and it doesn't sound like he is particularly forthcoming with such requests!
    Gone ... or have I?

    I should think all the leaseholders could join together and take the Leaseholder's Right To Manage. I don't know how it works when there is a headlease in place but a quick conversation with the people at the Leasehold Advisory Service will confirm things.

    If they are able to do it then it will cost in the region of £100 per flat and they can either choose to work together to maintain the building or pay their own managing agent. The moneysaving thing would be to do it themselves of course.

    For our flat conversions, we put lockable post boxes on the wall, that way even the postman didn't need to come in and everyone's post is still relatively secure.

  • There is no place for a letter box as the main part of the front door is glass panels with only a wooden frame, there is a safety mesh behind the glass panels so no way could a post box be installed !!!

    There must be a bit of spare wall somewhere. Ours were on the side of the building. If it's far from the front door then just put a little 'post' sign with an arrow pointing him in the right direction.
