    Ignore Crashy. He's about as clued up on house prices as Trump is on feminism, or Boris on ... well, anything more recent than Thermopylae...

    Offer what you are comfortable with, what you find other nearby properties have actually sold for in the last six months. Always better to do your own research, as you will feel confident and comfortable whatever the outcome.

    It's been on since May so I'd take that as an indication that it's overpriced.

    The only thing you can do is decide what it's worth to you personally. It's difficult for anybody else to answer that because they don't know your own tick list, wants, requirements or comparisons. When I was gauging the opinions of others on the house i'm buying, there was no overall consensus. Using the asking price as a yardstick, some people reckoned it was overpriced by as much as 40k, some people felt we were stealing it. Admittedly, there were no simple comparisons for ours as it is a quirky property.

    In your case, the vendors know that a better presented version of their house recently sold for £373k - they'd have to be utterly deluded not to expect offers in the region of £350k when such a direct comparison can easily be seen by any potential buyers. But who knows what's going through their head - offer and find out.
