Rented a house, complete dump, rent charged.

Hi, I am a student, i have rented a house to live in for my second year of Uni, my landlord has charged me rent before september when i needed to move in, that is okay, however i recently went to live there for a few days during an exam resit.

I was forced to come home and go back to uni on the day of the exam because the house was a mess, no beds, no furniture, paint buckets, random broken rubbish everywhere, massive hole in the floor where the floor boards are being replaced, strong smell of paint and disgusting bathrooms..

I was told the house would be cleaned within 2 weeks of when the tenancy started.

My landlord is now asking for rent from september onwards, i have already paid 3 months where the house was in unlivable condition. Can my landlord charge me rent when the house is in this state? can get my money back? Can I take him to court? I can't afford to be losing money like this, being a student i'm on a tight enough budget as it is..

Any help would be appreciated greatly, thanks in advance..

    You are contractually obligated to continue paying your rent.

    Was condition was the house in when you went to view it? Have you approached your landlord about the repairs and cleanliness, or the rather lack of?

    It doesn't really make sense to say the property will be cleaned within 2 weeks of the tenancy starting, the property should (hopefully) be relatively clean when you move in although there is no law say that the landlord has to do that.

    Are you losing money, as you agreed to pay the rent?

    I am because i paid rent hoping to move in for my resit exams, i had to go live at home, so what am i paying for?

    ypu said he would have it cleaned two weeks before moving in. Did you tell him a date you were moving in? You agreed to pay that rent knowing you would not be there but now you suddenly are - did you notify him of this?

    Sounds like you've been paying rent for him to hold the property for you, and he's been doing work on it. If you didn't tell him you're moving in on X date and getting the house ready for you then not sure what recourse you expect. If you did tell him then sounds like he has not held up hisnend of the bargain - what has he said when you contacted him?

    Sorry, what i meant to say was he said the work would be done within two weeks from the tenancy start date. considering i don't have a case to get my money back according to Pixie5740 I don't think it matters anymore, thanks for you help anyway.

    Is the house in the same state now?

    If so contact the council a hole in the floor is not acceptable and is dangerous.

    When did the tenancy actually start according to your contract.

    Unfortunately for my case the hole is no longer there, the tenancy started mid june.

    Okay when was there the hole, broken furniture etc?

    Did you take pictures?

    What is the state of the property now?

    The condition of bringing the property up to standard within two weeks was this in writing and was there any detail?

    The condition was verbal, not stated in the contract, the hole was in one of the bedrooms on the ground around the size of a small car, i fell down to the cellar around 10 meters. I took pictures, of rubbish from previous tenants everywhere, ironing boards, broken cupboards, random large electronics, ripped sofas, wooden planks, and general clutter. I also have pictures of the hole.
