Rental property with faulty front door garage

  • I agree. "Garage" to me means somewhere you can put a car if you want, so access for a car from the road should be available. It does not mean "large store cupboard".

    A statement of a feature does not negate anything else.

    If you're told a garage opens to the rear, then that means it opens to the rear. If a garage opens to the front and the rear, then it would state "garage with front and rear access".

    If you want to assume additional detail that is your prerogative, but that is all it would be, an assumption. If you fail to confirm your assumption, then fault remains with yourself.
  • When is a garage not a garage ??

    If the "garage" (which by definition means - "a building in which to keep a motor vehicle") cannot be used as a "garage" - it should not be described as a garage.

    Fair enough, but I think specifying that access is from the rear implies you have specified all the access and that there is no other access. In the same way that if I said "bathroom with shower" implies a shower, not a bath.

    For a garage it would normally be safe to assume that there is a large accessible front door that you can drive a car into. - no you can't. Lots of old garages are too small for typical modern cars. For me, specifically mentioning that the garage has a large front door would be akin to mentioning that the bathroom has a toilet. Therefore, I personally would have read the ad to mean that there is an additional door from the garden as well as the main door.

    To me garage just means large outbuilding ie not suitable for habitation. Many old 'garages' are too small to fit modern cars but are still called and recognised as garages.

    Contact the letting agent by phone and inform them that the garage door does not open.
    Follow this up with an email asking for the garage door to be repaired so that you have a garage. Ask which redress scheme the letting agents belong too.
    Write a letter with pen and paper pointing out that you entered into a tenancy agreement to rent a house with a garage !
    Send to letting agents and landlord.
    How long do you hope to stay in the property ? How important is a garage ?
    Could you get a quote from a couple of garage door firms for repair or replacement ?

    Note that the garage have a big beautiful front door which we have seen.

    Regarding the logic you have provided. When you see an electric toothbrush with LED battery indicator for sale will you assume only the LED will work and brush might not work? Do you always check the brush before buying?

    Thank you, hoping to stay for at least a year. We can live without the garage, but we could really use the garage with front door too

    A garage is a building for housing of a motor vehicle or motor vehicles. Access for the storage of cars is implied by defining the space as such.

    by your way of thinking they could say that that MOST house have 25 garages, each kitchen cupboard is a garage, the fact that you cant get a car in is irrelevant as it doesn't say "25 garages each with access and space for a Ford Focus" which is clearly stupid.

    And I imagine that by your definition "bathroom with shower" imply that the bathroom does not contain a toilet, only a shower?

    Indeed, not all bathroom have a toilet as some have separate ones, however, you would normally notice this when visiting.

    This thread shows how important it is to check EVERYTHING that matters when visiting and ask questions when unsure.
