New builds - making an offer

Firstly, Sorry if there at every previous threads the same.
I am looking at purchasing a new build property. I wondered what experiences or advise you could offer with regards to making an offer to get the house price down.
Without being in a sold position as yet the developers sales advisor has already been in contact and started to offer incentives such as flooring throughout and stamp duty paid.
The purchase price is £354,995.
What's a reasonable offer to go in at please?

No not paid anything yet. We haven't sold ours so can't do anything with them. Yet they are already starting to offer us incentives such as flooring and stamp duty as I have told them we are looking at other properties too.0

The same incentives will be on offer to any other interested parties. As you haven't sold your existing property as yet. Then you are jumping the gun somewhat.0 -
Is part exchange not an option? if your interested in one of there houses. I did this got a really good deal on house we were selling at the time and got a few grand knocked off the new house only thing the incentives like flooring etc they wouldn't include we had to pay for them, but I suppose it depends on how much interest they are having with the development.0

I would say that if they offering this many incentives when you haven't sold your property, then they are desperate or they are coming to the end of the build and want to get off the site! Just my experience. X0

They want someone in the house we are interested in by November for the end of their financial year. So guessing with conveyancing times they need to get it reserved asap. We had some viewings today on ours. First day of people viewing it and all have said they will be making offers. So hopefully by the end of the week we will be in a position to start negotiating on the new build.
I'm keeping a check of what incentives they have offered so far and will make sure I remind them of that before I go in with my offer and request for other incentives.
Just wanted a rough guide as to what people think would be a reasonable offer to make. I was thinking 310/315 or is that too low? Thought that gives us margin to go up and them to come down.0 -
I can't see any builder taking you seriously if you offer that, sorry.0

Wait until HTB ends, then start offering low, they may be more interested then.0
