But it might be useful to explain your situation (if it's positive)...
e.g. "I'm a FTB" or "my property is under offer" and/or "I'm keen to move quickly"
"I've a mortgage arranged in principle", "It's a low LTV" etc etc
That might give the EA some positive 'ammunition' to help persuade the seller to accept an offer.
But realistically, if the price isn't right for the seller, it won't make too much difference.0 -
Whats your buying position? Are they keen to sell? Are other buyers interested and also offering? Chain free?
Factor these in when making a lower offer. The better position you are in to buy and the quicker they want to sell means that you may get a better deal.0 -

I'm a FTB with no chain and the seller said she's looking for a quick sale. Estate agent have said someone else has made an offer.0 -

VERY relevant if it is a booming market example V a declining market (the market now) IMO. Buyers/sellers may find themselves in various situations and geographical locations, but the prevailing sentiment is a massive driver of how each will act.0
