Solicitor not recognised on lenders 'Approved' panel

Hi All, apologies if this is posted in the wrong section... I'm new to the money saving expert site and forum.


My situation: I am currently looking to move house and have recently accepted an offer on my own property which is progressing fine. I have also had an offer accepted on a house I would like to purchase and over the last day or two have been instructing my solicitor/looking to progress the mortgage application.


The issue: Whilst working through the mortgage application on the phone with Yorkshire Building Society this morning, it became apparent (right towards the end of a 2 hour phone call), that YBS do not recognise Browell Smith & Co as an approved solicitor.


They suggested that I should use one of their approved solicitors for the purchase. Which I am somewhat reluctant to do as I've already instructed Browell and they are also progressing my property sale!


YBS mentioned that I may need to instruct a second solicitor to handle their element of the convincing and this may cost as much as my own solicitor.


Has anyone came across this issue in the past? Can Browell sub-contract that element of the work to one of YBS' approved solicitors? Can Browell discuss this with YBS at all?

As its the weekend I have not yet had a chance to speak to Browell directly, but plan to do so on Tuesday.


Thanks for any experience or advice you can impart.

    Advice is get one on your lenders panel, otherwise you are giving yourself unnecessary headache and added expense

    Yup.

    Th lender will insist on using a solicitor on their panel. You ccan either use the same solicitor as them, or continue with your own so that 2 solicitors are basically doing the same job. Both at your expense.

    and what's more they then have to liaise with each other (as well as the other side's solicitor) adding delay and complexity into the process.

    But check with Browell Smith first: it's just possible they are on the lender's panel and there was misinformation/confusion, and it's also possible they coul apply to be on the panal - but in this case check how long that applicaton would tak.

    Either change solicitors or ask yours to get on the lenders panel.
