    But....I was checking out a property on Rightmove a couple of days back with a degree of surprise - as it is in a private road. The surprise being that's not the norm in my "neck of the woods" (though it is frequent where I live now).

    Quite clear that it was private - as the details said it's private/there's a Residents Association/each house pays £x pa towards it.

    But I was having a virtual drive up and down the whole of that road on Googlemaps.

    So it's not an infallible rule then - unless Google didn't realise they were driving up a private road because it would be so unexpected in an urban area in my home area.

    I've just 'driven' up an unadopted private road where I used to live as well, so it's not infallible, nor does Mr Google find every public road, but he tries hard.

    Oh, hang on....Mr and Ms Google have just been replaced by a self-driving car, a robot and a drone. :(

    It's one of those that needs viewing. It's easy to speculate and much imagined here may be wrong.

    The blurb asserts that parking could be reinstated, but this can only be assured by looking at what the title docs say about access. You might be able to get these on-line from the Land Registry, but if what you think is true, then the property is likely yet to be registered.

    As for the low EPC score; while that's improvable, it's the cost and practicability that needs consideration, along with looking at how services have been split between the property and the neighbour.

    It was a shop, years ago. I wonder what kind?

    But, if it was, then I'd guess at a general corner shop type of shop. In which case - there's probably a lot of "local knowledge" about the building and hopefully one could get into conversations with people nearby to effect of whether they remembered shopping there and might pick up some pointers about what the building is like etc.

    My impression - a property that needs a lot of questions asked about it and be very exact in your questioning and get the answers in writing.

    FWIW, a quick clarification on that.

    An email or letter or any other written document that the seller (or EA) gives the buyer isn't part of the contract, and shouldn't be relied on.

    It's a good idea for the buyer to ask the seller questions. But if the answer is important to the buyer (e.g. there is/isn't vehicular access), the buyer should ask their solicitor to make a pre-contract enquiry about it, in order to get it in the contract.

    It probably didn't sell hens, as "hen" is Welsh for old.
