Get onto the planning portal for the area and do your own review of planning applications.

If it has the map version you can see a wider area and choose date ranges.

It will find things the searches would not.

The houses are old victorian terrace ones. Where i've been able to see the sale information, most people have been there for 5-10 years which seems a common amount of time for people to stay in a house for?

They are 2 bed houses as well so growing families are unlikely to be there for a long time.
that, coupled with your comment in your first post about FTB budget surely must be the explanation?

when i was a FTB I had exactly the same situation as you, a street of 2 beds with a high number for sale. I didn't buy there in the end, but once in the area I found out the street's reputation was for being a first step on the property ladder and people tended to move on within a "short" time. So it was rare for there not to be one or more for sale every year. The local EA's loved that road for obvious reasons!

Definitely doesn't mean anything bad. Next door is up for sale because it was a buy-to-let that the owner wants to sell. My neighbour's home home on the other side will soon be up because sadly he died. Next door to him is also up for sale because the owner has just retired and wants something smaller.

On a re benign note, how old are the houses? Any possibility that ownership is generational? That they were sold to people all at roughly the same stage in their lives who have now reached the point of needing to move on.

Very much THIS! Moved here 2 years ago and all around are house being sold.

Wondered did they know something I don't know?

Taked to the local man in the know and it's just that they are of the age their family has moved out and are looking for something smaller.

Could be any number of reasons.

House we bought last year on a close of 6 houses was one of three for sale...

Only one of the three suited us wrt to facilities and layout.

Our vendors were moving due to work hundreds of miles away.
Another vendor was moving fairly locally to get stabling/paddock for horses.
    Third vendor was down-sizing.

I did due diligence on Planning though, so was aware of the development plots in the village and any likely impact on us.

This has happened recently on our street. The houses were built in the 60s, and it seems that a lot of them were still being lived in by the original owners (or their children, in a couple of cases). There weren't any house sales here for a few years, but then in the last couple there have been quite a few, and in almost all of the cases it's been because the elderly residents have either passed away or moved into residential care. I'm guessing that they were all of a similar age when they purchased the houses, so it's inevitable that they're all going to be moving on (in whichever sense!) at a similar time.

This is exactly the same as the street we're buying in. Same age of houses two sold last year, three up for sale this in a street of 28 houses. Ours is probate, another the lady has gone into a home, the third is either one of these scenarios.

The upside you have to look at is that the houses have been occupied by the same people for a very long time, they have obviously been happy to live there.

Thanks for all the responses everyone, much appreciated. It sounds like a cluster of houses going on the market is a fairly common thing then. Being a FTB I had no idea which is what makes advice from places like this so useful!

Having checked a bit more, the house that most recently came onto the market (if it sells for the asking price) they stand to make a 30k profit from what they paid which might explain a lot!

As for the area, it's not the best but I knew that beforehand and know people in the area who advised which parts to avoid. I've been checking the crime stats, it's a higher than average area for crime but again I knew that anyway. Nothing has been reported in the last 4 months on that street which reassures me there isn't a family from hell living there anyway haha.
  • we had two houses pass away within a month of each other and both went up for sale, as well as a third someone selling up so they could move to the coast with their sister. some things just happen like that!

Knock in the door of those houses which have sold recently to ask them how they are getting on. If they are honest, they should alert you to any concerns with the locals.
