Property sold on multi agency estate agents

Hi All,
The house I've just put in a offer for has multiple estate agents(3) - so I assume the developer had multiple agency agreement in place.

I've put in a offer and it has been accepted. The estate agent I went through has marked it as 'Sold STC' on Rightmove - what will the other estate agents do? Do they have to stop advertising it? Mark it as sold or just continue it on the market?

    It depends on what the developer tells them to do.

    The agents work for the seller. None, not even the one you offered through, HAVE to stop advertising based on your offer.

    You can make it a condition of your offer that the seller takes the property off the market and if they agree, the seller can instruct all their agents to stop advertising / mark SSTC / whatever (if their contract with the agent permits as agents often like to keep properties on their books as bait to attract viewers for other properties).

    I rang the estate agent we bought from - they'll mark as Sold STC immediately and put a 'sold' board up. Apparently the developer will tell the other agents it is sold, but it's thought they won't mark as sold on their respective sites until exchange(don't know about Rightmove/Zoopla). Apparently the developer would frown on them taking people around to a property Sold-STC.

    The estate agent I used says that he knows at least one of the other estate agents wouldn't entertain anyone further on the property, but doesn't know about the other......

    There's no harm in asking the developer, via the EA, if they could insist on the two other EAs marking the property as SSTC/under offer.

    Even if the developer does not agree to this immediately I would ask again once you have a survey booked, as that is an obvious indicator that you have spent money and are committed to the purchase.

    The house I'm in the process of buying was under multiple agents. When we had an offer accepted through one agent, we asked that it be removed from the other agents websites/rightmove, and it was. I'm not completely sure if they've removed the board from the other estate agents yet because I've not been past the house again but we were told they had asked for it to be removed.

    Honestly if the vendor is genuinely happy with your offer and thinks you're serious about buying then they probably will be happy to ask for it to be removed from the other agents.

    I would make it a condition once you start spending money that the developer has to remove the property from the market with no further viewings.
