Knock Down The Bathroom Wall?

Hi

I'm soon to get a bathroom refitted and have a separate toilet from the bathroom. I was thinking of knocking the wall through to make a bigger bathroom but am unsure as to wether this may effect the value of the house when i resell. The house is a three bed house with one bathroom so was thinking a seperate toilet may be an advantage for a busy family but the bathroom isn't very big and may look better having the wall knocked through. Any ideas what would appeal more to a potential buyer? Any ideas will be really appreciated:confused:

Hi, Personally I would knock through.

I think most families would prefer a larger bathroom ;)
We extended ours by about 18 inches, I was amazed at the difference.

A good tip is, look at how new homes are being built, they usually have the layout and interiors that people are after.
  • seperate toilet defo...it's so much easier with a family..people don't get their baths/showers distrubed by someone banging the door down..also when you sell the option to knock it down will be available to someone else..it would be messier to put a wall up again if they wanted a seperate toilet..how small is the toilet..with clever thinking you could even put in a tiny corner sink as well.

if you intend to sell within a shortish time then leave well alone.
intending to live there for a long term? then i would do it.
of course it all depends on your family size etc...
    Get some gorm.
  • :TThanks Adandem, Finance girl and Ormus for the great advice, i love this site. I really don't know what to do as both layouts have thier advantages. Im hoping to sell up within the next couple of months and am trying my best to look through the potential buyers eyes (the family market) but keep personalising things to my single market taste so if theres any more advice i would really appreciate it especially from people with families.

If you are looking to sell soon, then keep them seperate. If new homes have a loo in the bathroom then there is always a second toilet - there is a reason for this!!

Personally, I wouldn't even look at a house that didn't have a seperate loo, with a soon-to-be teenage girl, four boys aged 4-12 and both me and DH, I would rather a teeny bathroom and a seperate toilet over the hugest bathroom you can imagine!!
