    £8,170 +VAT was a 'Delux Hobby' with various other prices, which ones are 'habitable' not sure. It started off as 33.6sqm, but not going to the corners got it to 25sqm.

    8 grand plus vat will just be a glorified loft and not habitable.

    I thought you were asking for advice. Your post isn't relevant to the OP. They had a budget to upgrade something existing to make it properly habitable and compliant with Building Regulations. You would be the OP's vendor, not the OP as you're not intending to do the work properly.

    I wouldn't spend any of it on something that doesn't provide safe accommodation. Loft conversions are major building works involving often significant structural upgrade.

    I also wouldn't spend a penny that would not only add nothing to house price, but could potentially scupper a future sale.

    Your post is misleading £29k plus VAT would being buying you a safe, comfortable room; far more than £5k plus VAT buys you.
