As far as HMR&C are concerned if it is not near the IHT limit then they are not bothered. However, remember that the probate value of a property will be used as the base for any CGT calculation if applicable. So undervaluing could catch the unwary out years later.0

Any gifts in the last 7 years will need filtering for exemptions and adding to the total.

As long as the non house assets are nothing complicated and you deal with most of the house stuff like utilities & working with EA or deciding to keep, also you will probably be asked to list all the other assets, solicitors bill should be in £3k-£5k range if you have them pick up the process.0
