never buy a house near a primary school. Rat run takes on a whole new meaning as shown by the comments section of our village website which can get rather base vernacular at times when someone recounts trying to exit their own driveway at the "wrong" time0 -
I am on a Tier 2 General visa and yes with the restriction there is only 1/2 lender.... my mortgage advisor ran the report and have confirmed 90% LTV with 465K mortgage.
Such a high ltv Sounds like a big risk for someone on a visa plus in a sector to be impacted by brexit
In terms of areas also consider watford which has super fast trains to euston then 10min northern line to bank. Some stations mentioned like victoria are awful at rush hour and regularly close off the underground0 -
At least some parts of Ewell are inside the Oyster travel area. Schools are good, and there's a more village atmosphere. For some reason, Ewell West trains to London run later and faster than Ewell East.There is no honour to be had in not knowing a thing that can be known - Danny Baker0

It's because it's a different line. Ewell East to Victoria goes all around the proverbial houses.
Being nearer Ewell West (not biased at all, but the primary school next door served me very well - St Clements) or Stoneleigh (which is on the Ewell border) would be preferable if wanting to commute to Bank and both accept Oyster.0 -
to add, its not just Zone 2 - 6 as my preference, would also want to be within 15 mile radius of central london... I anticipate few annual visits from my family in India and it should be easy to commute/drive to london on weekends....
Another reason to go for Guildford.
Direct train from Gatwick airport takes 39 mins, and its less than 40 minutes straight to Waterloo. MTR is promising to shave another 5 minutes off Guildford ro Waterloo train times.
Driving or tubing in and out of London or the main airports will take substantially longer. This point has been made repeatedly by contributors, but it seems to be lost on you.0 -
Do not be fooled by "outstanding" classification of a school. I actually would AVOID ones that are classed as such. My daughter just finished primary and my partner has been in primary education on various positions for the last 30 years just to give you a background to my opinion.
I would definitely second this. Really in education you have to hope you get lucky with an excellent teacher and a head who supports them. As someone who home educates, really a considerable chunk of a child's education can (and should) be instilled by parents.0 -
OP , it looks like you trying to make big decisions while not being familiar yet with local ways. Kind of Veni Vidi Vici approach. It is likely to result in higher cost for you overall - far higher mortgage costs if you only have one and a half provider to chose from; unnecessary transaction fees if you buy someting that you want to move out in 3 years time etc. Does mortgage deposit money need to be deployed so urgently you can not wait ? I am not aware of renting being damaging to one's credit files, I certainly had before buying as most other people.The word "dilemma" comes from Greek where "di" means two and "lemma" means premise. Refers usually to difficult choice between two undesirable options.
Often people seem to use this word mistakenly where "quandary" would fit better.0 -

Your response struck quite well with few reservations I have... Why dont I wait another 3-6 months before buying and may be move to my preferred area to get the feel before buying..
Other thing my friends are suggesting is get on a property ladder as soon as possible.. Lets say even if I have to resale a property within 1-2 years, then I would have saved rent for that duration which can compensate the stamp duty... Also sooner I get on property ladded , the more mortgage options will open up for me...and at lower mortgage interest rate as well..0 -

It is really not sensible to buy if you're thinking of selling within a couple of years, and if you don't have Indefinite Leave to Remain.
Have you looked at rental prices in the kind of areas you're interested in? In London you can often rent in much nicer locations than you can buy.They are an EYESORES!!!!0
