Advice on property purchase in Sutton

Hello,
I am First Time Buyer and scouting properties to buy in Sutton Surrey region preferably 3 Bed, 2 bathroom, under 60 min commute to Bank station and which has outstanding primary school for my little one ( 3 year old )
I am new to UK so not sure if there is any specific area to avoid in Sutton. From various blogs I noticed South Sutton (SM2- Belmont, etc) are the nicer part where as St. Helier Estate, etc to avoid.

I have found a nice 4 bed semi detached on Milton Road for 510K. Its 1930s property but very nicely refurbished from inside.. It has Milton House (Care Homes) right in front and Chaucer House/Building (council housing) 200 meters in front. Nothing wrong with this but thinking from safety, resale value and good neighborhood perspective So unsure if this is good property to purchase or should I skip this and continue my search.

    Do you meet the admissions criteria for the primary school living such a distance away?

  • Have you tried Carshalton? If you live towards the park you can choose between C.Beeches (London Bridge, Croydon) or Carshalton for Thameslink to Blackfriars or St Pancras, or trains to Victoria. Nicer than Sutton - I've lived in both. Having both stations is useful because if there is a problem with one you can get on the other. There are buses to West Croydon, Crystal Palace etc from the high street which is also useful.
    If I had to live in Sutton, I'd aim for somewhere nearer the Langley Park Rd area down by B&Q or a bit more towards Banstead Rd.

    Sorry, didnt get the question. This house is within catchment area of Westbourne Primary School (outstanding). Havent started the application process yet

    Hi, thanks for responding,,, I am searching on Rightmove and checking Carshalton , Carlshalton Beeches, South Sutton, as well . As suggested by few these are nicer areas. Have not find any good property yet .

    So do you suggest I skip this Milton Road property ?

    Do you suggest that may be I search for 2 Bed houses meeting my 500K budget?

    Thanks for the response. Obviously since I am not from the area, I didnt really realise that the Building 100 meters away is social housing... But unlike St Helier estate ( which I read on few Blogs to avoid) , there are no negative comments about Chaucer House ( Its a tall 15 odd stories building) and Milton House (Senior Citizen Home Care)
  • There are rough bits on the St Helier estate, but also some perfectly respctable bits, and some very garden-proud occupants. You should really visit and see if it's for you or not. Renting somewhere with a 6 month break clause is surely more sensible than buying in a country and area you're completely unfamiliar with.

    It's generally a good area. I'd say further south closer to Cheam, Belmont, Carshalton, Carshalton Beeches, Wallington, you might find houses that have more resale potential. Schools are pretty good throughout.
