Worried about valuation on house I'm buying

  • Got the valuation result a week ago. Same price with what i offered and accepted
  • I do love the property so fingers crossed the valuation matches. I am paying about a third of the property value as a deposit, the rest mortgaging. One weird thing I have found is that although the house is classed as detached, the neighbour has built a garage and attached it to the side of my prospective house. All the others houses in the same row have gated driveways there only. So now I guess it's a link detached. I'm very surprised the previous owners whenever it was done gave them permission for that. I certainly wouldn't have. Give them permission to devalue your house?weird.
  • Just found out the property is supposed to be detached and it's not. The neighbours garage adjoins the lounge wall. I thought there was a gap but there isn't. I have mentioned this to the estate agent today because they have it listed as detached.

    Regarding price, how did your own house price change since you bought it?

    Yes. But I did not notice the garage touched when looking from the back until the second viewing. After I had already made the offer. I assumed being a garage that I would be able to play my music etc as loud as I want but it seems this may not be the case and it will be just like a semi.
    Oh well I'm sure the mortgage valuation will be a lot lower than I'm paying so I will have to pull out if it is. Even if it means losing money in the process.

    I meant if they built the garage without permission it's their own fault then I'm afraid.

    There was a thread a while back someone in the same position as you. Owned a 'detached' house with the neighbours garage attached, the neighbours then turned their garage into a self contained annex, so they went from being a 'detached' to end terrace. :eek: or something like that I can't remember the exact details.

    The bubble of the late 80`s compared to this one is like comparing a sardine to Jaws, many people will want to move sooner than 30 years and they will regret paying massively over the odds for shelter when the buyers dry up at their price level IMO.

    "Detached" is open to interpretation it seems, up to the buyer what they consider Detached to actually mean.
