Relocation Advice - Preston Blackburn area

Hi. We're relocating to the North West from Bournemouth for work in Blackburn and I'm looking for location advice. I'm willing to commute a max of 30 mins
Our budget is max £140k for a min 2 beds and a decent garden, as rural as possible.
Any advice on which areas to look at? An more importantly which areas to avoid as our budget isn't very high and we value quiet locations.

Im preston based, anywhere south of the ribble should put you within the 30 min commute.
Whilst properties around here are quite cheap, rural properties have a massive premium.
The closer you get to blackburn, the cheaper houses get. The other side is even cheaper still looking towards burnley and also tends to be more rural.
2 bed country house with small garden should be easily doable. I think youd be pushing it for a large garden. Im looking at 3 bed houses, with large garden rurally and only find the odd one or two with a £200k budget.
Depends what you mean by rural too. I can walk to preston city centre in 20 minutes but then can be in gorgeous lancashire countryside walking 20 minutes the other way. If you want to live on a country lane, youll pay for it, if you want to live near a country lane youll have a lot more options.
ETA, i quite like the look of darwen. I dont properly understand it though, its dirt cheap and doesnt seem that bad and quite rural but i think it gets seens a deprived area. Ok centrally its a bit untidy but it covers some gorgeous countryside and as mentioned dirt cheap.0 -

In the areas around Clayton le Woods you would be on the 'right side' of Preston for working in Blackburn. Definitely avoid having to go through Preston in rush hour! (Hello Spadoosh, you must live nearby!)

Not really.
Darwen and Burnley are poorer areas but i certainly dont think theyre horrible.
South ribble or Ribble valley (cant remember which) got voted one of the best places to live in the UK. Things like jobs, affordability blah blah blah. And that covers quite a big area within your commuting distance.
Outskirts of chorley are nice and pretty rural.0 -
Hoghton is lovely and quite rural. As is Mellor.
Brinscall, Ribchester and Salmesbury are quite nice and rural.
Avoid Ackrington, Mill Hill, Shadsworth. But all of those are pretty central. Personally I don't like Darwen but it isn't terrible.
Bromley Cross, Egerton and Ramsbottom are lovely and rural but slightly further out but should come in to a 30 minute commute.
Feniscowls and Cherry Tree are nice enough but not rural.
Where in Blackburn are you working- centre or outskirts.0 -
as above, where will you be working. Belthorn would be a good option if its a 2 bed. Semi rural location and a five minute commute to the hospital for instance. Bit more detail and am sure people will be able to help0
