Remove illegal loft conversion

Hi, does anyone know how much it would cost to remove a staircase and board up the large access hole in the ceiling for an illegal loft conversion?

There's a house I like that I am considering buying but it has a loft conversion with no building regulations and the access is very inconveniently placed taking up a ridiculous amount of bedroom space. I think it would be easier to remove the stairs and somehow board up the massive hole in the ceiling, leaving a standard small loft access with pull down ladder. But how much would this be?

    First thing.

    Its not an illegal loft conversion, its never illegal to build something, its illegal to not comply with a court order to remove/amend something that has being built.

    Currently it is a loft conversion without building regulation approval.

    it would cost peanuts to make good, an hour or so to remove the access, a few hours to frame a smaller opening, a re skim of the ceiling, a premade hatch and ladder set up.

    I would DIY most of it, but a plasterer (with some handyman skills) would more than likely do it for you in 2 days for £400 plus materials (ladder and hatch, £150)

    It would be worth checking if the owner has cut any other corners (or roof timbers) that need to be made good.
