What does a seller have to disclose about their property in Northern Ireland?

I am confused as to whether a seller in Northern Ireland needs to disclose information that may impact a buyers decision.

Would the seller have to disclose the following:
An ongoing neighbour dispute over damaged fence?
Leak in roof space that they would have known about as planks put beneath leak?
A leaking hot water tank that has destroyed plaster ceiling?
Asbestos flume?
Damaged patio doors?
Some radiators not functioning?
Some sockets not working

    You disclose what you are asked on the enquiry form


    the neighbour dispute possibly, the others only if asked.
  • I don't think I ever received an enquiry form would the vendor have filled it in and given it to his solicitor perhaps?

    Yes vendor should have filled one in and you get a copy, its quite big booklet, was a pain filling it in
  • I am certain I was not given one when purchasing the house. Is it possible this doesn't apply to Northern Ireland?

    think It was included with fixtures and fittings

    Im in Northern Ireland, bought and sold couple of months ago, had to fill one in and received one,


    as said it was sent of the fixtures and fittings thing.


    Ill see if I can look mine out and see what asked, may be later on this evening so check back tomorrow

    Pre- contract enquiries
    • Before entering into a contractor the vendor will have furnished replies to approximately 20 pre-contract enquiries, which will form part of the contract.
    • These enquiries are designed to ensure that the vendor discloses all key information about the property and especially any information which would not be obtainable from looking at the legal title.
    • Examples of enquiries will include – any easements or covenants over the land or whether there are any ongoing neighbour disputes.
