Help needed: How to sell overseas property?

Hi Everybody,

We bought an off-plan villa in Bodrum, Turkey. All went well, building work ended this summer, villas architecture is different and by an award winning architect, very pleased with it.

We had found the development via friends. We never used middleman or estate agents during our buying process.

In the mean time, we had to move from North of England to South of England and ended up with a huge mortgage. We are now considering of selling our villa in Turkey, but have no idea on how to go about it.

What would you recommend? Any ideas/experience/advice would be appreciated.

    Have you got any info on it you can give us? A web site link maybe? What size Villa is it? Is there a pool? How far from airport? How much are you looking for?

    We sold an apartment in the Canaries privately a couple of years ago using ads on t'internet but there are a few hurdles to overcome although it did save us a not inconsiderable 5% EA fees.
    Don't know Turkey at all but are there any websites specific to the area where you could advertise for free or at least cheaply? We used several local sites but THIS ONE provided all our serious viewers - are there any similar you could use in Turkey/Bodrum? There are some UK ones like THIS [for Turkey] but we got no response using similar Spanish focused ones.
    We already had our own website for private lets, so linking to it for photos wasn't a problem.
    If you can get your villa on something like that - how will you handle viewings if someone is interested? We were able to do it through friends and our private let guests who were on site when our enquirers were over there. If you can't arrange viewings when it's convenient for the viewers [perhaps when they're already there on holiday] it could be a major problem.
    Finally, you'll need to appoint a lawyer - possibly you already have one from purchasing - to handle the sale contract and so on. We had our's briefed before we got a buyer and when we accepted the offer we able to give them our lawyer details for their lawyer to contact.

    All of those issues would have been handled by the local EA and with Turkey still being a developing market that might still be your best bet particularly if the area has a lot of new developments where they can afford high marketing costs to promote new builds.

    There are NO overseas properties on it, nada, zero, nil - not even a listing for Portugal.
    Suspect it's a bit of SPAM from a newly launched site owner TBH.

    Thanks for your replies. The villa is on an estate with a shared swimming pool, gym etc... There is a caretaker who holds the keys and we can arrange viewings with his help. It is not in the middle of no-where like some others are. In a well known Bodrum village called Gumusluk. It is 35-40 mins away from the airport.
    As the building site is finished now, the builder is selling the remaining villas too. His web site is www.mgbodrum.com. Our villa is A-Type, detached, bigger villa. It is a corner plot (A9). Maybe we should wait until he sels them all. One of our villa type is remaining.
    I found some web sites, but there are so many of them and I trust word of mouth more, hence I sent my previous e-mail. I am not keen on using an agent at this stage.

    How does the price you are selling yours for compare to the price of the same one the builder is selling?

    To be honest, we haven't set a price yet. The builder set a special price until mid-october in order to sell the remaining ones quickly.
    Not sure how to reply hearts, are you interested? As you can understand, we only recently considered selling it.
    We realise our sale price needs to be more attractive than his. It would be but not too much lower though as there are some extras in the house.

    The buyer you are looking for is the so called greater fool.

    But unfortunately with the recent clamping down of easy credit buyers are going to be hard to come by.

  • Hmmm. Not very helpful. It is not even on the market yet as we did not buy to sell it before even enjoying it. However Turkish market still seems buoyant. Despite this, if we cannot sell, we will keep it for a little longer.
    Can people let me know of their experiences please?

    Hi Nicky_boo, I'd suggest sticking your villa on as many private sales sites as possible, as long as they're free, of course and are tied into the bigger portals. Many of them are now offering free advertising to boost their portfolio. Try www.Mouse-Move.com. I know the guy that runs it and he's getting a steady increase in visitors.
    You might as well use as many as possible.
