Definition of 'Tenant' appears to differ between clause 2 and clause 12 which is confusing.
In clause 2, it seems to be a named individual. In clause 12 it seems to be the amalgamation of joint tenants (as is standard in legal documents).
Having said that, clause 2 seems rather well, and reasonably, drafted.
My interpretation is that provided your son pays 25% of the total rent, the guarantor cannot be pursued for the other joint tenant's share. However your son still could be.0 -
