Thats what I thought, and did question this, but 'apparently' (have not seen it in B&W yet) it is all included in the fee, and the only other thing I have to do is pay for for any money transfers (to mortgage company/myself). The estate agent has a set fee for selling, so it does not go off the price of the house.“Quis custodiet ipsos custodes?”

If the agents are the ones carrying out the viewings i would def ask them the usual timescales from someone asking for the viewing to actually having the viewing? and also whats the last time a viewing can be carried out?
I only mention this because i have viewed a number of properties and one house i was keen to view took 6 days for an appointment and it was sold before our appointment.
Not everyone is as flexible as i can be to attend viewings but as a norm the last appointment time was 5pm which meant i had to leave work early
