Good Faith Letter.

I have been asked to sign and return a good will letter asking me to pay £4550...

It's broken down as follows.

Rent £3570.00 (6 months upfront at £595.00)
Security Deposit £695.00
Tenancy Agreement £300.00 INCLUDED
Reference Fee £150.00 INCLUDED
Administration Fee £60.00 INCLUDED
Check-in Fee £75.00 INCLUDED

TOTAL £4,850.00
Less Good Faith Deposit £300.00
BALANCE OF MONEY DUE £4,550.00


I'm sharing with my partner...we've agreed with the Estate Agent to pay £297.50 each per month, i have said i'll pay 6 months of £297.50 up front and my partner will pay month by month so i'm unsure of why i'm receiving this?

P.S - The Estate Agent which showed us around the property, told us categorically that this would be accepted.

    No idea what this is for.

    * have you applied for a joint tenancy?
    * have you been vetted and passed?
    * have you been offered the joint tenancy?
    * Have you signed? Has the Landlord/agent?
    * Have you paid anything at all yet? What?

    We've been told it's a joint tenancy only.
    We've not been vetted.
    We've not been offered anything.
    We've signed nothing.
    Paid £300 as a holding deposit for the property only.

    Well I would ask the agent if they are offering you the tenancy, or still undertaking vetting.

    They may want a fee upfront for vetting you which could be

    Reference Fee £150.00 INCLUDED
    Administration Fee £60.00 INCLUDED

    so you may have to pay that now.

    If and when you are offered the tenancy, you'll need to pay rent (why 6 months for half the rent ????) and security deposit, but cross that bridge when you come to it.

    this ltter seems premature. Do not pay the full amount requested unless

    a) you are actually being offered a contract which you and the agent are signing (keep your copy!)
    b) you've clarified this ridiculous 6month advance rent payment

    you might also ask if the landlord is also being charged for the contract & check-in fee. the agent cannot charge both of you for the same thing......

    Which scheme does the agent belong to:

    * The Property Ombudsman
    * Ombudsman Services Property
    * Property Redress Scheme

    The OP and partner are renting together and the OP is paying 6 months up front the partner is not and they will have separate tenancy agreements.

    What does good faith have to do with anything? The rent, security deposit, check in fee etc is only due if you're signing a tenancy agreement so you will get to rent the property on a confirmed date.

    The 'letter' suggests you are paying the full rent for 6 months upfront - if you agreed to pay half the rent for 6 months upfront, that's a strange way to do it but go back to the agent and get them to change it!
  • Ask them in good faith to trust that you will be great tenants and that there is no need for reference fees and you will pay your rent each month :D

    I really do wonder how many LA will go out of business once outlawing of fees comes in .

    I've contacted the woman who emailed me.

    She's apologised stating that the estate agent was wrong to offer the £297.50 up front for 6 months and insist on the 6 months at £595.

    The other fee's she's not commented on.

    Exactly my partner is happy to pay his month by month, but i wish to pay my 6 months in advance and then the other 6 months when the time comes.

    Why not just set it aside and pay when the time comes from one account?
