Plaster Board the Roof

Hi All,

We are having some plaster work doing in our newly purchased house and I was wondering how much a plasterer would typically charge to board up the ceiling, in readiness for plastering?

I assume there are a number of variables that would effect this, including the size of the room - but I was just wondering if it's worth the time to do this myself, or not. I have never done anything like this before.

As the ceiling is currently Artex, would you advise to board up first, or just plaster on top of this?

Any help would be appreciated.

  • My husband is a plasterer ... I'd the ceiling is in good condition, you can just scrape of the bobbles and skim straight over it. If it's in poor condition you/ he can take down and reboard.

Depends on room size, but a small / medium room would be done in a day for about £230-250. A one man band will be about £150-180 a day but will take longer.

Make sure the room is EMPTY of furniture, the more they have to dance around, the longer it takes, and the more it will cost lol
  • The ceiling is in good condition, however it is artexed. Therefore would you just do this straight over, instead of boarding first?

The room is about middle sized I would say, as we would want the extended dining room doing at the same time. As the artex is on the walls also, we will be stripping this and likely require a skim over job.

We are planning on having this all done before we actually move in, so that shouldn't be a problem.

"Artex" covers a multitude of sins, ranging from fairly light swirls really well applied, to deep grand canyon-esque patterns attached to the ceiling with no more than good intentions.

You'll need to get people to look at it before you'll get anything like a reliable quote.

I get 3mx4m ceilings with light, well bonded artex, skimmed for £125 each in Surrey, to reboard would be over double that.

Are you wanting the plasterer to re-board AND plaster or just plaster?

A friend recently quoted me £5/sq ft to just plaster.

    £55 a sqm, I do hope you don't think he's a good friend...

    That's £500 to plaster a small 3m(10ft) X 3m(10ft) ceiling...

rough idea of general prices of a ceiling skim

Have you considered that the Artex could contain asbestos? Before you go scraping or sanding it?

Maybe he meant per sq metre then?
  • Had my kitchen ceiling done a couple of years back which had artex "peaks" rather than any kind of pattern on the ceiling. 11'x11' , he didn't board it and had to get an assistant over to help him for some of it, possibly because there was a big hole from where the boiler used to be in the kitchen and vented through the loft (he actually apologized to me for that!), total cost £150.
