just a quick note on update on house purchase
was on for £247500.... sale got stuck as awaiting probate
negotiated £2000 off.
today had quick look at ybs website..10yr fix down from 5.24% to 4.99%
on loan of £215k thats saving £5k over the 10yrs.
only minus was now application fee of £495, no refund on£260 for valuation or £250 legal fees.
so now in my eyes have saved about £6k on the other side being late.
good hey.
wonder if its being greedy if they delay past the 2-3 weeks they said if i can get a bit more off the sale price.
do you think its best to quit while ahead?

The best thing to do is wait until a couple of days before exchange of contract then demand £5k off the asking price or you will drop out.

I got warned of this by someone it had happened to last year when I was selling my house. Yes, would-be gazunderers will be much less likely to try it on if they are warned at the time they put an offer in that it isn't going to work.0 -

fully portable 10 yr mortgage, fixed at 4.99%, allowing upto 10% capital over payment per year.
worst case scenario with bad neighbours we can move and still keep the deal we got now.
