New Build Integrated Appliance Warranty

We've been in a new build for a year and, in addition to still fighting to get basics right, a couple of our integrated appliances have developed issues. Should these be covered under our builder's 2 year warranty? When we've asked but they've directed us back to the manufacturer.


Any advice gratefully received.

    I imagine they are covered either by the manufacturer's warranty (have you checked if it's 1, 2 or 3 years?), or by the Sale Of Goods Act which says the seller (in this case the developer who sold the items to you) is liable if they are not 'fit for purpose'.

    As for the 2 year building warranty, what does it say?
  • Did you register them when you moved in? We were prompted to by our developer so that we get the warranty from the manufacturer.

    I believe (from searching historical thread on this brilliant board) that things included in house purchase are not included in the Sales of Goods Act.


    Yes we registered them thank goodness. Suppose I'm SOOOOOO fed up with our builder (you wouldn't believe how bad its been, really appalling) I was hoping I could give it to them to deal with ;)

    If they're that bad, surely you'd do better to deal direct with the manufacturer given that you're registered with them?

    Check your 2 year warranty docs from the house builder - some house builders cover appliances others don't.

    If yours doesn't, you have to rely on the manufacturers warranty.


    (FWIW, the Sale of Goods Act was replaced by the Consumer Rights Act on 1st October 2015. But property contracts are not covered by either of them anyway.)

    I'm with Linden Homes and they have told us that fixtures and fittings all come with the 2 year warranty. I'm currently having a new stainless steel hob fitted due to tiny specks of rust appearing on the top all sorted by Linden and not the manufacturer :)

    With Taylor Wimpey, we have been advised that our appliances will be covered by the manufacturer warranty.
